Painting is delayed

We met with our SS this week and were informed internal painting has been delayed until after Christmas.

Our SS will return on the 6 January and the painters will start in the New Year and should be finished in time for the plumbing fit on the 20 January.

All that is left to do is:

. painting (internal walls, ceilings, cornices, architraves, front and internal doors, stairs, handrail, change colour of front porch) however plasterers have to come back to fix up their mistakes for a second time.

. plumbing fitout (taps, shower screens, bath, handrails)

. electrical  fit out (airconditioning, alarm, power points, light fittings and switches)

. wardrobe and linen press, pantry fitout

. termite reticulation system (apparently the last stage of this system will not be done until the     landscaping is finished)

. water tank to be moved and slab to be extended to accommodate air-conditioning unit

. bamboo flooring and floor tiles for downstairs area, carpet for upstairs area, final stain of staircase, kitchen mosaic splash back

. driveway

. concrete in garage floor area to be sealed

Cant think of anything else but I am sure I am forgotten something. Would love to be in the house by the end of February but really not sure at this stage.

Everything is coming together

Just a quick update. Stairs have been installed and they look fantastic. Pity Genneral Stairs ran out of balustrades - some how they were three boxes short so I will post pics later this week.

Carpenter turned up yesterday and installed all the doors and most of the skirtings/architraves.

Kitchen should be delivered end of this week. Finally I can see it all coming together after waiting 9 months (that is when we had our appointments with the kitchen/bathroom/colour consultants).

I met with our Site Supervisor yesterday and we are now two days behind schedule. So far so good. Hope we can move in some time in February.

Finally at lining stage

Finally we have had an inspection from Tyrells and the statuory authority. There are a few minor things but our SS is attending to that.

Airconditioning drama is over, they had to move the wardrobe in Bedroom 2 to the other side of the room, but at least there will be a usuable wardrobe. The upstairs rumpus is now quite small as they had to put two stack points in together with a bulkhead but at least that will gives us some storage space (bookshelves).

The porch beam has been painted the wrong colour. It should be ironstone, not surfmist.

Update on Wardrobe in Bedroom 2

Well not much happening. Finally managed to get hold of SS. Apparently the email with our idea of where to move wardrobe in Bed 2 was somehow lost in the system. The plans for moving wardrobe will be sent to the construction supervisor today for approval and he will advise us today. Well it is 4pm and we still haven't heard from him. Also asked him last night if he could send us a timeline for the next few weeks. That question was not answered. Looks like another email will be sent tonight.

Why did I ever choose to have airconditioning

If I had know how difficult it would be to get ducted airconditioning installed I would not have bothered.  I think it would have been easier to put in some split systems post handover. After waiting two weeks a meeting was held on site with the installer of our airconditioning unit and our site supervisor. Apparently they need to put in another stack point in Bedroom 2 in the wardrobe. Not impressed with this decision as there already is a stack point in Bedroom 2. What is the point of having a wardrobe when you can only use half of it.  After some thought about Bedroom 2 I asked our site supervisor if we could move the wardrobe to other side of the room. Lets hope they agree.

Also they have to move the rainwater tank further down the back of the house as in the plans the airconditioning unit is to close to the rainwater tank. That means extending the slab and getting the plumber in to move the pipes.

FINALLY WE HAVE RESOLVED OUR AIRCONDITIONING ISSUE

Plans are below. Pretty happy with how it will look. In the upstairs lounge area  EB will probably put a bulkhead in between the stack points and we can put cupboards in there  later on, possibly to use as another linen press as the one we currently have upstairs is pretty small.

It will make the room a bit smaller but that is the best compromise. All we need up there is a tv unit under the window for the kids playstation and a lounge.

Still waiting AGAIN!!!!!!!!!!!!!!

Back to the waiting game - not much done this week and a bit quiet on the block.

All I can see is that the rainwater tank has been delivered. Still waiting for the drawings for our airconditioning to be sent through. They should be sent to us this weekend. Can't believe it has taken so long, we thought this issue would have been resolved by the end of the week, we expected to have the drawings by Wednesday. Apparently we have a few options which is a relief - lets hope one of these options will be to our liking.

A Quick Update

Still waiting to hear back from our SS about airconditioning dilemma. Hopefully he should send us a design/solution on Wednesday (tomorrow). We sent him an email with a few of our suggestions (possibly lowering the ceilings in the kitchen area only) but not sure if that would be a solution.

Despite not much happening during the week, alot happened on Sunday. Eaves carpenter turned up to finish the back cladding (on a hot windy day), plasterer came in to measure and we installed the cabling for data.

Yesterday the metal roof for the porch was done.

Airconditioning dilemma

Received an email from our SS this morning - they are still trying to figure out how to get the airconditioning duct into the multi room. This is due to us changing the floorplan, therefore the floor joist orientation was needed at the rear. We will need a bulkhead running across the rear to provide the air to the lower rear area and it will need to have face mount grills. Lets hope the problem is resolved soon. Carpenters should be  out tomorrow (Friday) to finish the back cladding.  Today they are expecting a very hot day so not sure if anything will happen.

Not sure what the next stage is

We have returned from our holidays and not sure what is happening. Drove out to the block today and nobody is there. Our SS told us the lower roof has been complete but it doesn't look that way, ridge capping is incomplete and some tiles are missing. Apparently he didn't have a chance to check on Friday so hopefully he will come out during the week. The carpenter still need to complete the eaves for the lower roof. Not sure what is happening with the back cladding for the upper floor and the porch roof. Also the lower bricks were to be cleaned while we were away but that did not happen.

Back from holidays

Back from holiday up the north coast and there has been some progress. The lower roof for the garage and alfresco are nearly complete but not quite. Guessing they will be coming back tomorrow (Monday) to finish it. Our porch has been built but we are not sure of the colour of the timber frame/facade. Have left a message with our Site Supervisor to confirm the colour scheme. The roof the portico will be Woodland Grey and the post is Ironstone.

Met with our neighbours today and we have decided to install a colourbond fence in Woodland Grey which seems to be the in colour for our estate

Inspection yesterday

We met with our SS and had an inspection on site yesterday. House is looking great. We are so far on schedule with our build. Today they will be painting the upper eaves and scaffolding should come down on Friday. Then they can start on the front porch, two lower roofs and eaves. Hopefully the outside of the house should be finished in about two or three weeks time.
